QuinnCo was contracted by Virgin Beach Development Company to deliver a full Design-Build solution for this modern student housing facility located in True Blue, St. George’s. Completed as a five-story structure, the development comprises two 72-unit studio apartment wings connected by a Central Facility that houses the main reception lobby, management offices, elevators and stairwells, washrooms, mechanical rooms, and storage spaces. A standout feature is the elevated pool and deck located on the fourth level, offering impressive views and recreation space.

Each contemporary studio apartment is designed with functionality and comfort in mind. Units feature a full-service kitchen, lounge and dining area, multiple study zones, walk-in shower bathroom, in-unit laundry, private bedroom area with closet, and a balcony.

Lazuli Apartments are fully air-conditioned and equipped with advanced building systems including:

• A state-of-the-art security access control, CCTV, and IT infrastructure
• Fire alarm, detection, and suppression systems
• 150,000-gallon rainwater harvesting system from rooftop collection
• Rooftop solar photovoltaic power generation and solar water heating
• Potable water and fire pump systems
• Sewer lift station
• Full-building backup generator and dedicated fuel storage

The external works included the construction of a perimeter wall, paved parking and internal road network, extensive site drainage systems, and a bridge. MEP included underground sewer, water, electrical, and IT services with manholes, access chambers, and ducting. The site was fully landscaped, including hardscaping and outdoor lighting for a complete and functional environment.
